Metropolis Phase 1

Metropolis Phase 1 in downtown Los Angeles, developed by Greenland USA, consists of a 40-story condominium tower and a 300 room Hotel Indigo. It was required to earn LEED Silver by entitlement. The LEED strategy focused on identifying the most cost effective approach to achieve Silver. Cost effective credits included water efficient fixtures, preoccupancy indoor air quality testing, and recycled and regional materials.

The LEED Group process, used for Metropolis Phase 1, is the most efficient way to certify multiple building projects constructed at the same time and using the same LEED system. Under Group, multiple buildings earn a single certification. Each building must meet the relevant prerequisites, while other prerequisites and all credits can be documented for the site as a whole.



While there are many new, under construction and planned residential towers in downtown Los Angeles, Metropolis is the first to offer condominiums in many years. Many buyers are previous downtown LA renters.
