Urban Offerings/3641 Holdrege Ave. Adaptive Reuse 3641 Holdrege Ave. is the first LEED-CS certified project in the City of Los Angeles. Designed by Lynch Eisinger Design, it is the adaptive reuse of a 28,000 sf warehouse into creative office space. The major tenant is Herman Miller’s Los Angeles showroom. The project’s green building strategies include redevelopment of a brownfield; tenant design and construction guidelines; energy and water efficiency; the reuse of 65% of the pre-existing interior non-structural elements; recycling over 75% of the demolition and construction waste; over 20% recycled and regional content materials; low emitting materials; and daylight and views (the original north facing skylights were restored and additional skylights were added). It earned an energy efficiency incentive payment from the Los Angeles Department of Water and Power.
