LEED & CHPS PROGRAM MANAGEMENT

Boeing Realty Corporation/Douglas Park: Sustainable Development Strategy
ZC developed and is managing implementation of the Douglas Park Sustainable Development Strategy. Under the strategy, Boeing Realty has mandated that Douglas Park's commercial projects larger than 25,000 square feet achieve LEED certification, and anticipates participating as a LEED-ND (Neighborhood Development) pilot project. The 260-acre Long Beach project, on the site of a former Douglas Aircraft plant, will include 3 million square feet of commercial space and 1,200 residential units.

Playa Vista: Residential Sustainable Guidelines
ZC developed and oversees implementation of the Playa Vista Residential Sustainable Guidelines, mandated by Playa Vista for the project's 5,800 residential units. Developed in 1998 and updated in 2005, the Guidelines, honored by the American Planning Association and Westside Urban Forum, have been successfully incorporated into over 2,000 multifamily and single family attached and detached units.

Los Angeles Unified School District: High Performance Schools (CHPS) Initiative
Since 2002, ZC has managed LAUSD's Collaborative for High Performance Schools (CHPS) initiative to improve the quality of the District's new facilities and school modernization projects. LAUSD is the nation's first school district to adopt and implement CHPS, a sustainable schools rating system based on LEED.

San Diego City Schools: CHPS Integration
ZC is assisting San Diego City Schools, the state's second largest school district, in verifying and strengthening its CHPS program. ZC's tasks include strategic planning, CHPS prerequisite and credit verification, and design standard and specification recommendations.

Collaborative for High Performance Schools: CHPS Roadmap
ZC developed the CHPS Roadmap to provide school districts with a clear, step-by-step process to ensure the successful implementation of a CHPS program. The Roadmap recommends a centralized program as the most efficient way to develop schools that consistently meet a district's sustainable design priorities at the lowest possible cost.

SUSTAINABLE CITY PROGRAM & GENERAL PLAN DEVELOPMENT

City of Brisbane: Citywide LEED Mandate
ZC is assisting the City of Brisbane (located south of San Francisco) in analyzing the issues and options for mandating both LEED and specific green building criteria for both public and private developments. A key focus is the proposed 2.5 million square foot, 500-acre Baylands commercial and retail development.

City of Santa Barbara: Sustainable City Program
ZC is assisting the City of Santa Barbara in incorporating sustainability principals and programs into its General Plan as part of the team updating this key document. ZC is also advising on the development of a City programs sustainability strategy.

City of Long Beach: General Plan Update
As part of the City's General Plan update, ZC is conducting analysis and drafting sustainable development policies and objectives to implement the City's environmental goals.

City of Santa Monica: Sustainable City Program
John Zinner, ZC principal, co-developed the Santa Monica Sustainable City Program and assisted in the development of the City's Green Building Design & Construction Guidelines. The Sustainable City Program, adopted in 1994 and recognized by the United Nations, defines principals, goals and programs for a wide range of topics.

ENVIRONMENTAL MITIGATION & STORMWATER PROGRAM MANAGEMENT

Playa Vista: Mitigation Monitoring & Stormwater Pollution Prevention Program
Since 1998, ZC has managed the Mitigation Monitoring and Reporting Program for Playa Vista, an award-winning 500-acre urban infill mixed-use development in Los Angeles of 5,800 dwelling units and 3 million square feet of commercial space. Under the MMRP, ZC must ensure implementation and report compliance with hundreds of environmental mitigation measures adopted as part of the project's approval. ZC also supports the implementation of Playa Vista's Stormwater Pollution Prevention Program.

Lennar: Heritage Fields Mitigation Monitoring Program
ZC is assisting in the development and management of the Heritage Fields Mitigation Monitoring and Reporting Program. Heritage Fields is being developed on the former site of the El Toro Marine Air Station in Irvine and is planned for 9,500 residential units and 3 million square feet of commercial space. The site will also contain the Orange County Great Park.

Urban Retail: MGM Tower Mitigation Monitoring & Stormwater Pollution Prevention Program
ZC managed the Mitigation Monitoring Program (MMP) and Stormwater Pollution Prevention Program for MGM Tower, a 35-story commercial high rise in Century City. ZC conducted site inspections to ensure compliance and filed the required reports with regulatory agencies.
